We are hiring for a Survey Project Manager, within our Construction Services department. The position is based out of Chapel Hill, NC, allowing 80% work-from home.

You will be required to report to the office every Monday.

JOB SUMMARY & RESPONSIBILITIES:

 •    Survey Project Manager leads field and office operations for construction layout projects from initial control networks through final as-built verification. This role bridges design intent and on-site execution, ensuring horizontal and vertical control, staking, and as-built documentation are delivered with absolute accuracy, with direct supervision of crews, budgets, and schedules. The PM is the primary technical liaison between
our company, general contractors, trade partners, and public agencies for all survey-related layout activities.

Project Execution & Technical Oversight
 
Pre-Construction Coordination:
  • Attend pre-construction meetings; review construction approved plans, and specs to develop survey control plans, layout strategies, and sequencing.
  • o Establish primary and secondary control networks (horizontal and vertical) using best-fit least-squares adjustments and maintain throughout the project lifecycle.
 Field Operations Management:
 
  • Plan daily/weekly staking activities (grades, grids, offset stakes, anchor bolts, utilities, curb/gutter, paving, and structural elements). 
  • Direct and mentor a dedicated Survey Crew Chief (growing to multiple crews as workload dictates); conduct toolbox talks and enforce safety standards.
 Computations & Data Management:
  • Perform advanced calculations for layout, alignments, cut-sheets, and volume checks; validate design coordinates against site control and existing conditions.
  • Process VRS/Static observations, laser-scan point clouds, and UAV data for surface generation.
Quality Assurance / Quality Control:
  • Implement QA/QC checklist for construction layout: pre-stake validation, spot-check tolerances, and final as-built verification against tolerance tables. 
  • Produce RFI’s and discrepancy reports when design conflicts arise; recommend corrective actions to project stakeholders. 
  • Review staked out data from survey crew chiefs’ End-of-Day (EOD) emails.
Deliverables & Close-Out:
  • Generate professional-sealed as-built surveys, utility certification plats, easement exhibits, foundation location surveys, and digital models for owner turnover.
  • Archive all project data (control files, field notes, scan data, inspector sign-offs) 
Project Management & Financial Controls
 
  • Prepare proposals, scope narratives, and fee estimates; track WIP vs. budget and flag scope creep early to implement fee amendments, change orders and/or time & material contracts.
  • Develop and maintain project management schedules for survey tasks; integrate with contractor’s master schedule. 
  • Coordinate sub-consultants (utility locators, scanning vendors, geotechnical surveyors) as needed.
  • Provide weekly progress reports to the Director of Surveying regarding WIP, proposals, notice-to-proceeds (NTP’s), and any operational concerns during internal One-on-One meetings.
  • PM to coordinate with accounting and client to prepare monthly invoices and pay requests.
Required:
 
  • 10 years progressive land surveying experience with at least 5 years dedicated to construction layout for civil, commercial, or heavy civil projects (roads, utilities, foundations, structures, and site improvements).
  • NC PLS or ability to gain reciprocity within 12 months of hire, (CST Level III or equivalent accepted for candidates on licensure track)
  • Proven track record managing multiple, concurrent construction layout projects >$50k in survey fee with direct supervision of crews, budgets, and schedules.
  • Demonstrated mastery of robotic total stations, GNSS/VRS, digital levels, and laser scanning/LiDAR for construction stake out and as-built capture.
  • Proficiency in Trimble Business Center, Carlson Survey, and Autodesk Civil 3D.
Preferred:
  • NCDOT Construction Layout Experience (Field & Office)
  • OSHA Construction 30 Certification
